This is a recent occupied home where I worked with the Realtor and client helping them prepare it for the the market. After walking through each room, taking photographs of every angle, I advised my client what to store, de-clutter and leave behind for staging day to be rearranged and/or repurposed.
This early 1900’s home was already filled with charm and had been fully renovated and updated. It just needed a little tweaking (as all homes do) and some updated accessories, making it stand out from the competition.
This was the living room the day of the consultation. After photographing it I advised my client to keep the back lamps off for the MLS photos because they gave off an orange/yellow glow which was distracting and didn't enchance the room:
***note: always take MLS photos on a sunny day for the most natural sunlight. Take photos with the lights on and off because in some cases (like this room) the sunlight is far more attractive then lamps which created a distracting glow...
After: This room is now accessoried and looks much better without the lamps on...

For the master bedroom we used the client’s bedding and brought in lamps and art to finish the look…

Before, the family room was spacious, but with this oversized sofa eating up all the space, buyers couldn’t see its full potential…
By decluttering and taking off part of this large sectional it opened up the space. Once remove, we used an an extra piece of furniture from the dining room are repurposed it in the family room…
