You don't have to read my blog very long before you'll know how terribly irritated I get when an agent won't answer his phone, return emails or respond to texts.  I'm moving at warp speed most of the time, so I really don't have time to chase self-important agents around.  On top of that pet peeve, I have to include agents from out of the area who never respond to any attempts to contact them, including calls about purchase offers and questions about properties they have listed in this area.  

Why someone hires an agent who is 100+ miles away from the area is a mystery, but I digress.  My youngest son is in the process of buying his first home.  He is on a limited budget and a limited time-frame, so any offer has to be responded to pretty quick.  I finally found a nice home for him that meets all of his needs.

I called the out of the area listing agent.  Nothing.  I sent an email.  Nothing.  I sent a text.  Nothing. My son had one day to look at the house before his work schedule made it nearly impossible, so I pulled out an old trick.  I had my wife call and inquire as an interested buyer.  The listing side answered the call immediately.

Once she received all of the information, the agent asked when she would like to see it.  She told her she has an agent.  Silence.  She asked why her agent didn't make the call.  She explained that I had, but no one would respond.  She denied that anyone ignored the calls.  "We always answer our phone!"  Really, are you really going to go down that path?  I keep a screen shot of my phone log on my phone that I've emailed to arrogant agents who make that defense.  Don't go there.

Anyway, I called back in about 15 minutes and the alternate agent answered his phone.  The listing agent still did not answer his.  So much for "we always answer our phone."  I was able to get my son into the home yesterday, he liked it and we wrote a contract.  I submitted it yesterday.  I followed up with a call to confirm it was received.  No answer.  I sent an email.  No response.  I sent a text.  Nada.

Today, I went through the whole process again.  Nothing.  I called the broker and low and behold, she's the wife of the AWOL agent.  Now what?  She didn't answer either.  Good grief! This has happened three times in a month.  I do have a back up plan this time.  I will go to the homeowner today at 5 pm and talk directly to her if I don't receive a response by then.  

I threatened that last month and the agent called me in about an hour.  My client didn't get the deal because the listing agent was working both sides, but the threat of showing up at the homeowners doorstep with a "full price / no contingencies offer" helped her find her voice.  Let's see if this agent has the same reaction.  This sale is a short sale, so I'm willing to go straight to the bank if necessary.  To be continued . . .

This sort of behavior makes my blood boil. How these people stay in business is a mystery to me. Can't wait to find out how this story ends!

Hi Mike - Unfortunately, there is little we can do to keep those kind of things from happening, and they happen way too often. The agent isn't meeting his obligation to his client, and he's probably operating outside of his area of competence (we need to include geographical standards in that definition), but nobody is going to come down on him in a way that will truly serve as a deterrent (even though dealing with Angry Mike might make him see the error of his ways, what about the next guy - we don;t have time to deal with this stuff at the micro level).

I hear you, Dick.  This incredibly irritating.  I just don't get these people.  I can only assume their ultimate goal is to get both sides of the deal, and all the while, their clients suffer.  I'm watching a seller get ready to go into foreclosure because his listing agent wasn't willing to tell him the truth.  So, rather than list his house at a price that would sell, she listed 60K above that price assuring him that it would sell.  Well, it didn't.  Now, it's too late for him to reconcile it with a short sale.  Arrrrgghhhh

Mike, Few things irritate me worse in this business than agents that don't respond to legitimate queries and who can't seem to acknowledge an offer receipt.  You don't have to LIKE the offer, just confirm you got it.  Pretty fundatmental really.

Several things stick in my craw with this situation.  #1 being the agent did not answer the phone when you called but did when your wife inquired as an interested party....sucks big time!  #2.....those poor sellers probably have no idea how terrible they are being represented and really deserve to know.  Keep us posted on this one Mike.

Mark, it is totally the norm with out of the area agents.  It happens 99% of the time.

Sussie, we're going to put the other brokerage to the test tomorrow.  They finally responded late today saying they had another offer the seller took, but they haven't changed the status.  So, we're going to find out if they're lying or did that really happen.  They better be telling the truth.  I will have a scorched earth policy if they are lying.  Often these folks will say they have an offer in an effort to gain time to get both sides of the deal.

Mike- how can an agent behave in that manner.... not returning calls!  They are not being fair to their own clients either.  I can't wait for "the rest of the story."

That is very frustrating Mike.  The fact that they answered your wifes call thinking that she was a buyer is a huge red flag.  I'm with you I think they are doing everything that they can to get both sides of the deal.  Good luck with these shysters!

While I agree with your theory here you could loose your license for making direct contact going over the listing agents head.  Again I agree there needs to be some remedy to that problem but it hasn't made it here yet.

Mike, ugh...stories like these really hack me off. Not only is it unprofessional it's just downright rude and a total disservice to the sellers. This screams that the agent is trying to get both sides. I hope you get to go to the seller, it would serve the agent right. Keep us posted!

I hear you, Amanda.  I wish if people were going to list with out of the area agents they would pick Rainers. At least I would have multiple ways to contact them.  8-)  I think you're right on the agent trying to get both sides.  We're in the midst of an investigation right now.  I'll send you the details once we get more info.
