So when is the right time to Buy a Brentwood Home?

I talk to many people about Home Buying in Brentwood, Antioch, Oakley, Pittsburg, Discovery Bay and other parts of East Contra Costa County. Right now the market is a Sellers Market with buyers having a hard time getting into contract. Many people want to know if this is the right time to buy.

Here are my thoughts on the situation. Be mindful I cannot guarantee anything and these are just my thoughts; but I am trying to put my money were my mouth is by buying a home at this time too.

Reasons why it is Time to Buy a Home in Brentwood:

  • Prices are continuing to go up very fast.

  • Interest Rates are starting to go up fast.

  • I think we are headed for inflation based on the amount of new cash pumped into the economy (Quantitative Easing).

  • Interest Rates will not get this low ever again (or at least for a very long time). If you do buy now and rates do go down.

  • I do not think home prices will come down for some time and never to the level they are at now. At some point everything always comes down some, but they will go up a lot more first. The crash was caused by a number of issues; one of the primary issues was negative amortized loans or other loans that eventually caused and increase in payment combined with a recession. Those loans are not being made on massive basis anymore. Loans are heavily regulated and carefully underwritten; maybe too carefully. Less lending regulation will only drive prices higher.

  • There are fewer bank owned homes and short sales on the market. Traditional sales are starting to come back, but many of those people are holding out for higher prices.

  • Cash Buyers still dominate the market (although non-cash buyers are still getting in). When the cash buyers go away we have plenty of buyers ready to go who have been crowded out by the cash buyers. This includes Conventional Loan Buyers, FHA Buyers, and VA Buyers; many of these people have been shut completely out of the market; many can even afford the higher prices but still cannot compete with the cash buyers.

  • Many people says they want to wait for the market to slow down. It will not slow down, it will slow up.

  • Hyper Inflation could have a negative impact on home prices as 70's style interest rates will push prices down, but at the same time the inflation itself will push the prices up. It could be a wash. But the high interest rates will have a negative effect on affordability.
