Do you leave all your listing materials with a prospective Seller?
What makes you special? How often do you see a pile of prelisting packets or CMAs laying on the counter of a Seller and wonder what happens to all these when the would be client chooses one of the brokers?
I have been offered this literature from clients and in my more idealistic days, I even returned them to the other agents. I was not trying to brag or taunt the other agents but I know some agents pour out their hearts and souls in their packets while others push a button or an assistant puts together the info including the cover letter.
One time, a client mistakenly handed me the wrong prelisting material back at the end of a visit. This packet sat in my car for about a week until I realized;
- First, that it was there
- Second, that it wasn't mine (It had been opened)
- Third, it was filled with three different gift cards and lottery tickets (Fifty dollars worth!)
I returned it to the Broker however I was treated like I stole it and the agent was very rude to me even after I explained how I received it. I just thought if I had spent fifty dollars on a failed listing packet, I would be happy to get it back.
I just tell the client to recycle the materials now but I do take my materials back...
