Is a Lockbox really necessary?
I was recently asked this question by a home seller. While they expressed a clear desire to get their home sold so they could move on with their next life adventure, they weren't so sure about having a lockbox. It's a fairly common concern for sellers. In this case, the seller works odd hours and was mainly concerned about having an agent just enter the home whenever they felt like it. Fortunately, we do have procedures in place to help keep this from happening; not the least of which is a professional group of agents in the Wilmington NC area who know the rules and follow them!
But back to the lockbox question. Is a Lockbox really necessary? In my opinion, YES!
To help get your home sold quickly, it's important that other agents in the area show it to as many potential buyers as possible. By utilizing our call center and a lockbox, you're making it easier for potential buyers to gain access and fall in love with your house! When you require "agent must accompany" or "home seller will allow all access", you're throwing up a roadblock which will cause many agents and their clients to simply pass on seeing your home. Let's face it: As great as your property is, there are too many on the market to risk missing out on even one showing!
As always, there are exceptions to the rule, and if you really can't do a lock box, you need to be sure that you make it as convenient and easy as possible for other agents to show your home. When they call, do whatever you have to do to accommodate letting them show your home to buyers on their schedule. Sometimes this is going to be inconvenient, and I understand that you're still living your life -- but in order to accomplish your goal of selling your home, you need to be as accomodating as possible.
