Great Washington, DC Neighborhoods: Colonial Village Market Update

My first time in Washington's Colonial Village was to play my flute at a wedding in a stately brick colonial home on a circle where Plymouth Street meets Parkside Lane.  The attractive couple met in Spain.  She spoke no Spanish.  He spoke no English.  I've often wondered how that marriage worked out!

After I got into real estate, I found my way into many more Colonial Village homes, and I can understand how the people who live there love to call it home.  The neighborhood is surrounded by Rock Creek Park on three sides with 16th Street its eastern border.  Many of the homes in the oldest section of Colonial Village are said to replicas of historic colonial homes. 

There are currently 5 homes for sale in Colonial Village, with prices ranging from a high of $1.56 million on Sycamore Street NW to a low of $660,000 for a mid-century split foyer on Sudbury Road NW that is being marketed as a renovation opportunity. 

There are currently 5 homes under contract.   Recently, Evers & Company had a 6-bedroom stone Tudor with a swimming pool go under contract at 1708 Portal Street NW priced at $1.5 million.  The other four pending homes are priced between $660,000 and $899,000. 

Since the beginning of 2013, there have been 9 houses sold in Colonial Village.  They ranged in price between $560,000 and $1,375,000, and they spent an average of 34 days on the market.  

Unlike some of the neighborhoods along the 16th Street corridor, Colonial Village is reasonably close to a metro station (Downtown Silver Spring) and reasonably convenient to shops and restaurants.
