Castle Pines Village is a gated, custom home community at an elevation of 6,000-6,500 feet. Most of the homes are less than 20 years old. Many are less than 10 years. Builders include Joyce Homes, Bainbridge, and Toll Brothers. 

 

Most of the homes average 3-5 bedrooms, 2000-5000 square feet and feature full, garden level or walk-out basements, some finished. Lot sizes vary throughout the neighborhood.

Although the average sold price decreased, the median price shows an increase over the same time period last year. The average price per sqft also shows an increase over last year.

Now that's a market report worth SCREAMING.  Very slow and steady increase in price, good inventory and great sales numbers.  Nice area to specialize in.

Noah~ This neighborhood is at a higher price point and they are not seeing the same steady price increases as homes in the 200-500k range.

I'm coning over from Scott's re-blog of your post. He is right..nicely executed market report!! You are definitely headed in the right direction in Castle Pines..30% increase in number of homes sold and a 6% increase in price/SF!!

Scott~ Thank you for the reblog! This neighborhood has a lot of competition which is unusual in Douglas County. It's a great place to live. The developer and now the HOA truly maintained the natural beauty that was original on the land. 

Dorie~ Thanks for "making the trip" over to say hello! We have some folks that tried to sell last year without much success, so I'm going to give them a call and let them know, the market is improving. We were priced close to the median prices, which is steadily improving.
