Uxbridge Real Estate Market Snapshot - Week Ending Sunday June 23rd, 2013

There are currently 161 properties listed on the National MLS® System for sale in Uxbridge with the price range from $154,900 to $3,699,000. This is up from 153 Last week and up from the141 properties available at the end of May ..... includes properties that are sold subject to conditions being met.
Listing Inventory - The Numbers To Watch .....
In looking at the chart below you can see that as we get closer to summer the number of listings usually rises. With 161 properties currently available this year is no different, the trend is still upward. It will be interesting to see how we wrap up the month in a weeks time as currently the number of properties available is higher that it has been in any June in the last three years. However there are 17 homes that have been sold subject to certain conditions being met and this could bring the month end numbers more in line with last years.
Uxbridge Listings Are Up Greater Toronto Area Listings are down
While the number of listings continues to rise in Uxbridge The Toronto Real Estate Board Mid Month report showed listings across the GTA are generally down.
Quotes From The Report
“The expectation was for an improvement in home sales in the second half of 2013. Early June results are in line with this outlook. Many households have adapted to stricter lending guidelines and have renewed their search for ownership housing,” said Toronto Real Estate Board President Ann Hannah.
“It is also important to note that new listings were down over the same period. With sales up and new listings down, market conditions became tighter. This supports the moderate to strong rates of price growth reported for most major home types, including condominium apartments,” added Ms. Hannah.
This past week saw the following transactions reported by the Toronto Real Estate Board for Uxbridge:
- 10 properties with price changes
- 14 residential property sold subject to conditions being met
- 3 residential Condo/Other sold subject to conditions being met
- 8 residential freehold properties sold firm (may include properties previously listed as sold conditional)
- 1 residential Condo/Other sold firm (may include properties previously listed as sold conditional)
