They cause the observer to start questioning the experience and can produce dubious results. Many would be, interested people will pass while people who are looking for a deal, steal or killing will stop in

I WIN AND YOU CAN LOSE OR DRAW...doesn't matter to me

That is negative curb appeal at work. However you will find that it comes with a price. You see bargain hunters like looking for distressed properties and people in distress who live in them or own them. Then, they turn on their powers and skills and try to optimize their position while shortening and reducing yours...whoever you are.  Where there is no money to spruce up with or the place is truly a fixer-upper or people just don't care, the opportunist begins a fishing expedition and will toss out an offer not caring whether it gets accepted or not. If done enough times, the odds say one of them will go through. They win!

SHARKS USE FRENZY EFFECTIVELY

However, reverse that thinking. If we take the curb appeal process and tweak it up, consider the frenzy producing aspects of it. At first glance, people get excited and in the Real Estate business that means that there is an emotional draw summoning the would be buyer. It is just a matter of time until the buyers completely commits their emotions and signs up

THE PERSONAL small TOUCH

It doesn't take much to produce that first "feel" good experience either. Anyone can go out and purchase 20 house plants with or without the pots and put them in the front yard and the walk way leading to the front door. Heck even manure spread out all over the lawn says something positive (while smelly) is happening here

LOOKS BAD BUT SMELLS GOOD

Once inside, if you have a vacant home, it should be cleaned, painted where necessary and if you don't have the funds or the inclination, spray Lysol all over the place. The clean smell calms people down and helps the critical process become less effective. It triggers the good news about the bad news present.

STAGING IS MAGIC IN REAL ESTATE

Stagers will tell you to let them at it if the house is vacant and there is much potential when staging. I saw a brand new home sit for months and then one day, I saw people moving in furniture but not living there. I wondered what was going on and inquired when I saw the door open one day. The place looked like a picture out of a Real Estate magazine..simply gorgeous. It sold within a week.

WORTHY MENTION: How do you know a good stage when you see it? When you see pictures of it? The answer is so simple it will astound you. YOU END UP STARING and cant stop. That's how you know.

EFFECTIVE CURB CONTROL

We can control the first impression via curb appeal and it can go well or can go less than well. I have found it is better to start out with a positive than have to turn a negative into a positive. There is only so much talking one can do to someone once that person sees something they don't like. It just brings out the worst side of a buyer and welcome to free-fall downhill dynamics...

Richie, you are spot on about curb appeal.  We have had buyers decide not to go into a home based upon curb appeal.  And, a vacant home is harder to sell then one that has furniture in it.
