Picture Perfect Home

As a Realtor in Central Ohio, I know it's imperative to strategically market a home to get a quick sale. 

Most home buyers begin a home search on-line, so good photos are essential. Listings without a photo or with only an exterior shot are often passed over and ignored. Buyers are visual and want to see the home on line before picking up the phone to call.

Photos are so important to get the potential buyer to just open up the web page, here's a few pointers for the perfect photo:

1. Remove vehicles from driveway / front of home.
2. Shoot up-close & angled photos.
3. Avoid shade on the house.
4. Avoid shooting into the sun.
5. Clear away anything blocking front door or path to door.
6. Place a planter of flowers by the front door.
7. Crop out sidewalks and streets.
8. Open drapes and blinds
9. Turn on lights.                                                                                                                               
10. Focus on interesting details like the condition of a wood floor or a fireplace mantle.  
11. Remove trash cans & close toilet lids in bathrooms.
12. Use floral arrangements in kitchens & dining rooms.
13. Avoid shooting into mirrors because your image will reflect.
14. A good virtual tour will grab a buyer by the hand and lead her from room to room, showing a 360-degree view.
15. Don't post a photo with people in the picture and don't post photos reflecting anything of value, keep in mind the photos are on the Internet and made accessible for potential robbers too!
