There are plenty of questions you need to ask a Realtor when you are selling your home.  Here is a good list to get you started.  Go back and read Part 1, Part 2, Part 3 and Part 4.  Onto our 5th and final part.

 

How long, on average, does a property take to sell?

First take a look at the averages published by the local Board of Realtors.  Once you have that information you can make an educated deduction of the answer you receive.  If the broker is taking a long time to sell their inentory than said Realtor may not be doing a very good job of marketing the property.  In some instances they may be taking on a lot of clients that are stubborn on over pricing their listings.  If the Realtor works heavily in the luxury market the numbers are likely to be skewed as well. 

On the other side of days on market questions you may find that the Realtor is selling their listings much faster than the average.  If this is the case, it is likely that the Realtor is being aggressive with their list price in most cases.  This is not a bad thing.  Some home owners would rather sell fast for slightly less to get out from under their property.  You must gauge what it is that you prioritize in the sale of your home.
