Today I did some research on our MLS database. I planned to make some current market reports for my customers and for blogging info. Just out of curiosity, I was curious as to how many listings closed since 01/01/08. Then I checked how many listings are currently "pending". I was shocked to see how many listings are pending. Perhaps this was a good sign???
So, I began to "really" look.....and guess what?? There are listings that are "Pending" from 1999 !!
Our MLS database is with a service called InnoVia MLS Internet System. I like the system, so I am not complaining about the service, my complaint is with the users.
I kept snooping to see what was "pending" in all the categories (Detached, Attached, Multi-Family, Commercial, Leases, Vacant Land).
I am shocked that there are so many DEAD listings showing as PENDING !! Some listings are from brokerage firms that are no longer in business, and there are plenty that are with active firms in our MLS. Brokers and agents should maintain their data to keep our databases up-to-date. Yet if the broker or agents aren't doing this, it is my hope that the Board & MLS Officers can do an over-ride withdrawal on these dead transactions.
I sent a very nice letter about this to our local MLS and Association of Realtors to see if someone has the power to remove all these listings. I have not gotten an answer yet.
It's my opinion that these old "perpetually pending" listings are skewing our MLS data reports. Someone needs to clean house. What do you think?
