We Need to "Clean-Up" our MLS Database

 Today I did some research on our MLS database.  I planned to make some current market reports for my customers and for blogging info.  Just out of curiosity, I was curious as to how many listings closed since 01/01/08.   Then I checked how many listings are currently "pending".  I was shocked to see how many listings are pending.  Perhaps this was a good sign???

So, I began to "really" look.....and guess what??    There are listings that are "Pending" from 1999 !!

Our MLS database is with a service called InnoVia MLS Internet System.  I like the system, so I am not complaining about the service, my complaint is with the users.

I kept snooping to see what was "pending" in all the categories (Detached, Attached, Multi-Family, Commercial, Leases, Vacant Land).

I am shocked that there are so many DEAD listings showing as  PENDING !!   Some listings are from brokerage firms that are no longer in business, and there are plenty that are with active firms in our MLS.  Brokers and agents should maintain their data to keep our databases up-to-date.  Yet if the broker or agents aren't doing this, it is my hope that the Board & MLS Officers can do an over-ride withdrawal on these dead transactions. 

I sent a very nice letter about this to our local MLS and Association of Realtors to see if someone has the power to remove all these listings.  I have not gotten an answer yet.

It's my opinion that these old "perpetually pending" listings are skewing our MLS data reports.  Someone needs to clean house.  What do you think?

Same story here too! The data that we "pay" for is at best mediocre. We have a "flagging" system to report innacurate data. We deal primarily with condo sales and rentals... Several listings have NO unit number, while a great majority "can't be shown" ~

I agree, we have the same issue here, I am not sure why brokers fail to report closed and sold it doesn't cost a dime to go from listing to pending to closed / sold and the information helps paint a truer picture of the market. So do yourself a favor update often it makes your job easier in the long run.

Forget the old ones.  I( tried to get one that I sold (wasn't the LA) switched to pending and then switched to closed and you would have thought I was trying to propose a new bill.  They kept telling me to call the LA.  Well, I did numersous times.  Finally, they agreed to hande it and it still took months to have it updated.  If it is that hard for a recent one I cringe to think of the older ones.  Seriously, though, 1999?  Crazy!

Good point for sure!  Here in NH " The Live Free OR Die State"  it isn't too bad but still could use a good sweeping of old information.  One can always do better.

Yes, we have a "policeman" icon on our mls system, that notifies the brokers, agent and the MLS gurus of what we think needs to be addressed.  But, it doesn't seem to work for old items.  In our system if it is "pending" the "expire date" does not kick something into "expired".   So it's perpetually pending.

Hi Jan - Maybe it's just my MLS??  I am curious to see if others have the same dead listings in their system.   And FYI, no one from my board returned a call or email about the letter I sent....so it obviously is low priority  :)
