Cardiff Ranch is a Master Planned community on only 163 acres of land located in the far western section of South Katy. This is another example of a neighborhood that is one of those hidden gems of a neighborhood as it seems not many folks have heard of it and it is similar to Pine Mill Ranch and Silver Ranchin this regard. Cardiff Ranch’s main entrance is located on off of FM 1463 and is north of the Cinco Ranch Blvd intersection with FM 1463 and right across from Churchill Farms.
Cardiff Ranch is a Canyon Gate community with home prices per the builders running from upper $200 - $500 K but I think you would hard pressed to find any home priced less than $320 K. The homes are sized from 2,700 square feet to 4,500 square feet. Cardiff homes are essentially built around one main 13 acre lake which has a boat launch. All homes in Cardiff feature being equipped with a state of the art home networking center. This networking center gives residents the advantage of having access to broadband internet service, digital phone service and home computer networking with easy setup without any struggles.
Cardiff Ranch like numerous other Katy neighborhoods is physically located in an incorporated area which all have Katy mailing address. The beauty of living in these various neighborhoods as many of these neighborhoods such as Cardiff have a small town feel and look to it but are not that far away from Houston. Houston I believe now is the third largest city in the Nation. My guess is that Cardiff Ranch is about 30- 35 miles almost due west of downtown Houston. I have never checked the mileage from either Cardiff or the other neighborhoods to to downtown Houston.These unincorporated areas in Katy encompass a huge geographic area and yes folks these areas are all this large with Cardiff probably being the smallest.
Why do so many Folks want to live in Katy and Cardiff Ranch?
The entire area of the City of Katy and all the numerous Master Planned communities surrounding the City have virtually anything a family would want in terms of Child activities, events, shopping, medical facilities, excellent schools, ease of navigating through the entire area, proximity to Houston, employers in the area or are fairly close by, excellent schools, hobbies and sporting events for all ages and the list goes on and on. One of my main themes I always write about is the fact that Katy has something for everyone. Cardiff is located in the far south western section of unincorporated Katy and is an excellent family neighborhood that is quiet, tranquil and away from the hustle and bustle..
What Schools will the Children Attend?
Cardiff Ranch is zoned to be part of the Katy ISD system. Residents are currently attending Wolman elementary school, Woodcreek Junior High School and in the this fall for school year 2013 the brand new Tompkins High School. I wrote a blog about the naming of the new high school which can be found here. In my personal opinion, I think Tompkins will be another highly rated High School in the Katy ISD system as time goes on. Katy ISD knows how to open brand new schools and to gear these facilities up to be highly rated education institutions. An elementary school is scheduled to open in Pine Mill Ranch for the 2014- 2015 school year.
Are there New Homes to Buy in Cardiff Ranch and if so Who are the Builders?
Builders in Cardiff Ranch include Beazer, Meritage and Westin. Check their individual websites for more specific information about the available homes or call me. Each has their unique own floor plans and home elevations. All of the homes built in Cardiff are on oversized lots. A new recreation center is scheduled to be opened in the fall of of 2013 but for now Residents can use the facilities located in Westheimer Lakes.
Are ther Resale Homes Available in Cardiff Ranch?
The answer is yes but the available inventory is extremely low right now. The Houston MLS system is indicating there are only 5 homes available in Cardiff Ranch and all of these are brand new homes being sold by the builders. The prices range from a low of $348,514 for a four bedroom home to $607,912 for a five bedroom home..There are 9 homes today listed as being under contract. The numbers of available homes and number of homes under contract are virtually changing every day.
What type of Amenities are available in Cardiff Ranch?
Cardiff Ranch is a family oriented neighborhood that offers many amenities to its residents. The various variety of state of the art facilities include resort style recreation center to be opened later in 2013; walking trails; Clubhouse with gathering room; exercise facilities; Playground for the children; community lake and fountains; Junior olympic swimming pool; beach entry toddler pool courtyard with arbor. Cardiff Ranch is similar to all the other other Master Planned Communities in the area as it has an active Homeowners Association which is on-site in the community.
