If I had a $1 for every time I've heard sellers say "I'm not giving it (their property) away", I could take some serious time off!   I imagine telling themselves & others that makes sellers feel in control of the price, when it's the market that dictates the final price.

Anyway, I recently was speaking with one of my sellers, who is under contract.  While I realize that, initially, she was disappointed with the offer, I thought she had come around to accept that the price she got is the new reality.  However, during our conversation, she again said that she "felt like I'm giving it away".  I told her that she's selling at market; I added that one of her neighbors, when told of the price, commented that my seller had done very well, pricewise. 

It should be noted that my seller nearly tripled her money with this sale and lived in the home nearly 11 years!    I guess you can't please everyone.

The definition of market value is what a willing buyer will pay for a property and a seller will sell a property for.

Sounds like this person did very well for the time they owned their property.  Perhaps they should focus that they did better than the average.  Like you said, you can't make everyone happy.

I understand your concern for your clients.  But, we would be twice as rich if we got paid $1 for everytime someone said "I don't HAVE to sell".

Dalia:  The flip side of that is I have to tell buyers that sellers are not giving it away.  We have gotten some ridiculously low offers and many buyers are watching too much TV it seems.  Not everyone is deperate to sell or facing foreclosure.  The market has corrected and sellers and buyers both are going through an adjustment period and we as Realtors have to help them through it.

I can be very tough to deal with someone who has no concept of the value of their house. Some people prefer their ignorance and will not be happy no matter what occurs.

Brian & Joan:  Yes, I agree, her housing investment paid off very well indeed.  Perhaps, in time, she'll come to understand that. 

Donna:  I see your point about low ball offers...perhaps your market has corrected b/c those buyers are coming from Florida!  It seems that every other floridian is moving up to Georgia, the Carolinas or Tennessee. 

Renee:  That's what I've been telling sellers for many, many months now.  And they still want to overprice! 

Christine:  To those sellers that don't "have to sell" I tell them that the market is declining--would they rather sell now, or 6 months from now, when the price is less?  No seller in this market can afford to be complacent.   The quicker they sell, the better for them.
