The mortgage process made easy... yes it is possible!  This is my advice, but has also been confirmed by a client that closed on their new dream home earlier this month.

To give you a little background, the buyer had a credit score slightly over 700, solid work and housing history and a 20% down payment for their purchase.  Understandably, not everyone has the 20% down payment, but it doesn't have to be the breaking point between an easy transaction and a painful one.

On the day that I called to tell her the loan was approved, her response was "REALLY? I expected it to take a lot longer".  When I asked why, she went on to explain that a neighbor started a refinance more than 90 days ago and still hadn't closed.  She continued with a co-worker that was also making a purchase that had been started more than 60 days ago and still not closed.

The secret to an easy mortgage application is to be organized.  This buyer sent EVERY piece of documentation that I asked for at one time.  Her organization and responsiveness to my requests was PERFECT!

So, if you are going to apply for a mortgage, make the process easy.

Be organized, be thorough when submitting documents and be responsive.

This is excellent advice!   Many times clients do not realize how important it to respond in a timely fashion. 

I had a client once who had every single piece of documentation on a flash drive;  the lender called to ask her to send something (AGAIN! but that's another post for another day), and although she was in the car at the time, she pulled over, booted up her laptop, inserted the flash drive and had it to the lender in a matter of minutes.

That's my kind of client - she totally "got" it!  Instead of complaining about it being the third time the same information had been requested, she quickly complied.  You gotta love people like that.  Wish I had more of them!

Susan, I only ask for documents again if they are sent incomplete or illegible.  I love clients that "get it".

     Clients will send everything but sometimes the loan officer has to request things over and over! You have to have great patience to be a loan officer!
