The San Ramon Distressed properties -foreclosures and short sales is down dramatically from 2012. That in itself is a sign we housing market - for those who still believe there is shadown inventory - is on the rebound.  There is only one home on the market in San Ramon which is an REO and three active short sales.   

Year to Date the number of San Ramon Foreclosures closed sales were 9 compared to the same time period in 2012 with 77 closed sales.

 

The sales prices for distressed homes such as foreclosures and short sales in San Ramon  through May 2013 came in at 103% of the list price with 27 days on the market. This compared to equity sales with an average of 103% of list price and 15 days on the market. This also dispels the attitude that foreclosures and short sales are "deals". Maybe - Not right now.

The notice of default - which is the first notice a homeowner receives are down 54.29% and the notice of sale - which is the notice when the home will go back to the bank is also down 54%.

In all 3 categories San Ramon's foreclosure inventory in closing in on none or close to that number. These numbers as mentioned indicate a stronger housing market preventing many from losing their homes and being able to sell to cover their debt.

What this data tells us is we may have reached the end of so many distressed properties and homeowners in San Ramon.
