Today a seller with her home listed by another firm walked into my office and was on the verge of tears. She wanted to know if it was true, if there were NO buyers at all right now. Ummm, no we had to closings today and we have another one tomorrow. All three Lake Sinclair homes. One was our listing and another firm sold it, but on two of those three closing the buyer was our client. We also have two additional Lake Sinclair homes, one our listing and one our buyer) in negotiations currently as well.
Of course if your home is listed with another firm, we cannot do much to help other than a conversation. We did pull the MLS data and notice the home only had exterior photos and not a good view of the house at all. We then showed her some of our listings and the number of photos we use to advertise.
Sellers if you want your house to sell you need to ask the right questions when you interview agents. And just because someone suggests a higher list price does NOT mean they are the right firm to choose. I find LIKE comps to price my listings. Apples to apples kind of thing. What's my record... well 53% of my listings have sold in 2013. And some of those listings are rather new, so give it the 92 day average my office has for 2013 and perhaps more will sell.
