Kingsbrooke Single Family Home Report:  May 2013

If there were any doubt that summer had hit Kingsbrooke, all you would need to do is drive by the community pool.  It is open for those Kingsbrooke residents looking to escape the hot and humid days of a Bristow summer.  The Bristow real estate market was hot before we ever officially got to summer, no less spring.  In this edition of the Kingsbrooke Single Family Home Report, we'll look at the sales activity from the month of May and compare to last month (April 2013) and last year (May 2012.)

SINGLE FAMILY HOMES FOR SALES IN KINGSBROOKE

There were no Active Listings

The buyer demand is so intense that when a Kingsbrooke single family home in good condition and priced right hits the market, a buyer is there to snatch it up.  I had one buyer who was under contract in May for a Kingsbrooke single family home.  There had been three offers on the home in just forty-eight hours.  Now is a great time to list if you want to sell.

 

SINGLE FAMILY HOMES UNDER CONTRACT IN KINGSBROOKE

There were two more Kingsbrooke single family homes under contract in May than there had been in April.  The high list price at time of contract was 16.5% higher than it had been last, but high marketing time had slowed 1,525%.  The low list price at time of contract was down 17% since last month and the low marketing time was 100% longer. (That equates to one day longer.)  The average list price at time of contract was nearly 1% higher than it had been last month and nearly 33% higher than it had been last year.  The average marketing time was 367% slower than it had been last month, but 79% faster than it had been last year.

Two Kingsbrooke single family homes made it to settlement in May, the same that made it to settlement in April.  The high sold price was down just over 1% compared to last month, but high marketing time had shortened by 67%.  The low sold price was up over 21% since last month and low marketing time had been 75% shorter.  The average sold price was nearly 9% higher than it had been last month and over 11.5% higher than it had been last year.  Meanwhile, average marketing time was 71% faster than last month and 87% faster than last year.
