Santa Clara County Assessor 2013-2014 Notification of Assessed Value

The Santa Clara County Assessor mailed the 2013-2014 Notification of Assessed Value. As a San Jose Real Estate Agent I recommend that you do not ignore this notice.

Do you know the value of your Silicon Valley Home?  The Assessor sent you a notice of the assessed value. I suggest you take time to read it ... it could save you money on your property taxes!

Many Santa Clara County homeowners owe more on their home than the actual value of their home. If the Assessor determined that the factored base year value is less than market value as of January 1, 2013 then your property should be assessed at the lower value. 

The notice provides the "Assessed Value" of your home as of January 1, 2013. The market data the County Assessor's Office uses to determine the value may not be accurate. To view the market data used in determining the tax basis of your Silicon Valley home visit the Santa Clara County Assessor website. 

If you feel the valuation is low ... I recommend that you do nothing. Why?  Because the property tax you pay is based upon the assessed value. This is the one time you want the value of your Silicon Valley home to be low.

If you feel the valuation is high, you have the right to request an informal assessment review.  The Assessor is only accepting these requests through August 1, 2013. Visit the Santa Clara County Assessor website to file an online informal assessment review.

I recommend you submit your request for an informal review a soon because the Assessor will only review as many as possible through August 15, 2013. If a value reduction is granted prior to August 15, 2013 the value can be changed.

If you do not hear back from the Assessor regarding your request for an informal assessment review or if you disagree with the results of the review, then you can file a formal application between July 2 and September 16, 2013.

There is a $35.00 filing fee associated with filing a "formal" application for Changed Assessment appeal with the independent Assessment Appeals Board to request relief from an over-valued assessment. The application must be filed with the Clerk of the Board,County Government Center, 70 West Hedding Street, East Wing, 10th Floor, San Jose, CA 95110.  You may call 408-299-5088 for an application or visit the Santa Clara County Assessor website.

After you file your formal request you will receive a notice of your hearing date from the Clerk. Appearance at the hearing may be waived if a written stipulation of value is presented and signed by you or your agent.

Kathleen - We do not currently have a filing fee to request an adjustment to the assessed value, maybe that is coming soon.

We don't have a filing fee in any of the towns I own real estate, but can tell you I have battled some assessments in the past, winning most of them. I guess just part of the negotiation process.

Wanda,  My condo has always been of "more value" than my neighbors simply because of square footage and access.  Historically his value has been higher than mine.  Go figure.  I am happy with my lower valuation.

Tom, the fee only applies to the formal process. I imagine they don't get too many informal reviews completed which would then trigger the need to file a formal request.

Joe, It's doable if one is willing to take the time to challenge the assessment.  Thankfully, so far, my values have been on the lower side.

Kathleen, the assessor notice is a notice of what your taxes are expected, and knowing you can protest to keep these values down is important for a homeowner.  Great public post for your residents!
