How to Stage Your House as a Rental.

 

I was asked to provide a staging consultation for a gentleman who wanted to rent out his parents’ home.  Both were nowhouse for rent deceased, and it was time to do something with the house.   The home still had his parents’ artwork, their paint colors and their furnishings.  His hope was to rent it furnished.

When preparing your property as a rental, condition can play an even more important role than you might think.

Here are a few tips to help you prepare your home for rental:

1. Thoroughly clean every surface, flat and otherwise... inside and out.

Remove old mismatched sets of dishes; ditch or donate well-worn towels.  Leaving a very well used microwave or toaster/oven will not necessarily get your tenants.

2.  Paint-  Once again, keep things neutral.  Even if you’re renting it furnished, neutral is always a winner.

This is especially true with a rental.  Buyers who have vision might be willing to come in and paint everything to their liking but few renters are willing to live for a year (or more) with your chartreuse walls.  

3.  Flooring-  if you’re not replacing the carpet, make sure that it’s been cleaned and deodorized.

4.  Replace, Repair and Update-
While it is stressed that Buyers want “move-in” ready homes,  Renters will want the same, if not more so.   They will be living in your property and (hopefully) maintaining it but few will want to invest in anything more than that.

If your appliances have seen better days, it might be time to buy new ones.

 

5.  Keep furnishings/furniture simple.  Evaluate what pieces you have.  If they are worn, seriously outdated or very taste specific, consider making the investment in some pieces that will appeal to your renters.

Whether you’re preparing  your home for sale or for rent, the same basics hold true....  prepare your home so that the buyer/renter will see themselves living there... so they will be able to see the possibilities of the house.
