June 2013 proved that a slight decrease in the number of homes under contract doesn’t mean less homes are sold. The number of pending homes at the end of May 2013 was down to 198 from April’s 214. I thought this would possibly translate into less closings or solds in June 2013, but this wasn’t the case. June 2013 saw an increase in closed sales over May by 8 homes. This is good news as the last time we saw 93 homes sold in June was 2010. To get to a higher number of homes sold in June, we have to go back to 2008.
Sumter SC ended June with 199 properties under contract or pending. I anticipate that July 2013 will see as many if not more properties sold in than June 2013. The month has started out strong and continues to see properties put under contract or pending.
The Median home price in Sumter has increase since March 2013 . As did the average home price increase in June as it has since March. The Average $ per Square Foot increased substantially from May to June! From April 2013 to June 2013 Sumter has seen the Average Price/ Square Foot increase from $65.26 to $76.96. And purchasing your home in Sumter, can produce significant month to month savings over renting a property in the same neighborhood or even the same property.
The charts for June are below. The general feel of the market is Sumter is showing improvement over prior years. We will have to keep a close eye on it over the next few months to see if this is indeed the case. For more information or a free walk thru, please call me at 803-840-7519.
