I don't know about anyone else, but the market here in Arizona has been very hot, just like our weather is HOT!
Our market has been climbing for months. Although this has been a good thing for the economy, it has also been frustrating. While prices are rising, this means multiple offers, writing multiple contracts and trying to help clients not to become discouraged.
Appraisals have also been a huge problem. The sellers are cashing in on the great market, but they are also getting a little greedy with pricing their homes too high! This is disastrous for the whole deal if the appraisal comes in low and the seller will not bring the selling price down to meet the appraised value of the home. Guess what that means....back to searching for another home for your client again!
Now interest rates are climbing and buyers are scurrying around to buy a home before the rates get any higher!
With more homeowners gaining equity, this will mean more inventory for your buyers...that's good right???Hopefully the homeowners will price their homes fairly, that would make the process flow much smoother.
