One thing buyers tend to notice is the stream of light that comes in through the windows. For some, less natural light is more desirable because of the intense summer heat but the need for light is strong, so many will choose formal Chrystal Chandeliers or contemporary light fixtures with Crystals that shimmer from the reflection of light.

More than anything else, lighting creates an ambiance.  Up-lighting, down-lighting, can lighting, indirect lighting all can create different feelings.  I miss the classy Cooper lamps.

Patricia, great post, and lighting/light fixtures can make or break a home for a buyer!    I recently assisted a seller in remodeling a l970's home with ugly chandeliers.    The new light fixtures look much better, and had an offer within a couple days.

Patricia - nice chandeliers.   Like Jay and Michelle I too am finding buyers removing opulent chandeliers and opting for more modern and simple fixtures.   Depending on the area and style of home I list, switching out lighting fixtures is an easy and cost effective way of updating a property and more appealing to buyers.

I love a good chandelier. And I mean a good one with Austian crystal, for example. They can be tacky. Same for other lighting fixtures.

Selecting the most appropriate lighting fixture is essential to enhance any area or room, yet sometimes it's impossible to do, isn't it? Using LED light fixtures where ever possible is better than traditional light fixtures and looks best in my opinion, especially for outdoor lighting.

Amen, update those fixtures & get something better than what the builder gave you 15 years ago!  I have to laugh as I looked closely at the 2nd fixture, it's the same one that my mom has.  I just 'rehung' all those swoops the other day after cleaning.
