San Marcos real estate provides a bit of relief from the high cost of coastal living for many buyers. Located just inland from Carlsbad and Oceanside, San Marcos prices, while still high relative to other parts of the country, are viewed by many buyers as quite favorable. Some areas have the coastal weather that many enjoy, and the beautiful hills and several golf courses provide lots of view potential, including some glimpses of the ocean. San Elijo Hills has become, perhaps, the most coveted San Marcos real estate, being a highly acclaimed master planned community of several thousand homes on the highest point in North County San Diego. Fiesta and Hampton Hill are two charming neighborhoods located along Rancho Santa Fe Road directly across the road from Lake San Marcos, a popular and well-known residential/golf/resort/retirement community. Homes in these 2 villages are sited on a series of cul-de-sacs on a gently rolling landscape amidst plentiful trees and green space, with captivating views of the San Marcos Hill and even the mountains to the north in Camp Pendleton. These San Marcos homes were built in the 1986-1988 time frame. Fiesta and Hampton Hill are purely residential communities, offering detached homes. Some of the street names have an English lilt to them – Beacon Hill, Southampton, Farmington, Bridgehampton, Hampton – but the style in Fiesta, is decidedly Mediterranean in influence, and commonly seen in Southern California. The abundant green space provides a feeling of being in a more rural area with lots of room to enjoy walking and the outdoors, yet these communities are just 1 mile from the main shopping area of San Marcos located along San Marcos Boulevard. The cul-de-sacs result in very little traffic except for residents, a distinct advantage. While you will be hard pressed to find much detached housing in Carlsbad for under $500,000 (other than in 55+ communities), San Marcos offers a fair amount of good sized homes under $500,000 and even under $400,000 (not in San Elijo Hills, however), and Fiesta and Hampton Hill occasionally have homes in this price category, although prices can exceed $500K. HOA fees are under $100 per month. Children currently attend La Costa Meadows Elementary School in Carlsbad, then San Elijo Hills Middle and San Marcos High School. There is plenty of shopping, services, and restaurants located along San Marcos Boulevard and adjacent streets, just 1 mile away. Pretty much everything you need may be found here, including megastores like Fry’s Electronics. Beaches are about a 20 minute drive. Currently there are 3 San Marcos homes for sale in Fiesta, ranging from $439,000 up to $590K for a large home located directly on open space with lots of privacy. You can read about one of them at 1262 Farmington Place. There is nothing active on the market in Hampton Hill. Sharon - well I don't know if the rate is higher here than some other areas. Riverside, for example. But in any case, yes there are both. last analysis I did (about 2 months ago) showed that about 10% of the listed homes in San Marcos were short sales and foreclosures.
San Marcos really is a good alternative for those buyers who cannot afford being right along the coast.
We too have a new addendum, although there was an allowance for this in an older form.

Hey Jeff, My wife and myself have been looking for a house in the San Marcos area and have driven through Hampton Hill. I was curious if this neighborhood is an HOA and if so who the management company is that looks over the property. I am not impressed with the management company who handles the property where i reside now, ( poor response, unreachable, and poor service) to name a few are why i ask. So any information regarding the current board for this community and info on the current management company will be extremely helpful to me in determining whether i want to continue looking at this area.
