Plymouth County luxury market update for the first half of 2013

My Luxury Homes on the South Shore (L-HOSS) page presents many of the luxury homes on the South Shore that I like. Here I present a summary of the sales activity in the market for homes priced at $1,250,000 and higher during the first six months of 2013 in Plymouth County and Cohasset, and a summary of the activity on the homes I covered on my L-HOSS page.

39 single-family homes sold in the Plymouth County and Cohasset luxury home market in the first half of 2013.

The average

- SALES price was $1,686,000

Luxury Homes market for first half of 2013

- LISTING price was $1,813,000

- ORIGINAL price was $1,902,000

- ASSESSMENT was $1,452,000

- Number of days on market (DOM) was 177

- Number of square feet in these homes is 4,662

- Price paid per square foot was $384

List prices came down 11% from the original price to the final sales price, and 7% from the last listing price before the sale. 

7 Seabury Point, Duxbury

There were 155 single-family luxury homes on the market in Plymouth County and Cohasset at the end of June. That's 24 months of inventory. The active listings have an average price of $2,334,000, an average of 168 DOM, and an average price per square foot of $502.

 

Of the 21 luxury homes I wrote blog posts about in the first half of 2013,

 

4 houses sold

  • 52 Crooked Lane in Duxbury sold for $1,400,000 after 28 DOM
  • 7 Seabury Point in Duxbury sold for $1,200,000 after 415 DOM
  • 104 Surplus Street in Duxbury sold for $1,200,000 after 109 DOM
  • 177 Pleasant Street in Norwell sold for $1,675,000 after 86 DOM

2 houses are under agreement

  • 94 Otis Street in Hingham was listed for $1,895,000 after 430 DOM
  • 403 Main Street in Hingham was listed for $1,269,000 after 156 DOM

1 house is no longer on the market

  • 307 Bay Road in Duxbury is off the market after being listed for $2,500,000 for 122 days

6 houses have had price reductions and remain unsold

  • 2 Tyler's Way in Lakeville was relisted with a new agent after 340 DOM. The price has been reduced $5,000 to $1,690,000
  • 12 Ringbolt Road in Hingham has had a price reduction from $1,999,000 to $1,765,000 and has 122 DOM
  • 58 King Caesar Road in Duxbury has had a price reduction from $2,950,000 to $2,625,000 and has 239 DOM
  • 160 Crescent Street in Duxbury has had a price reduction from $2,622,000 to $2,375,000 after DOM
  • 370 River Road in Norwell has had a price reduction from $1,349,000 to $1,290,000 after 50 DOM
  • 618 Jerusalem Road in Cohasset has had a price reduction to $1,175,000 from $1,275,000 after 200 DOM

In addition, 403 Main has an accepted offer today.  In a market segment with a 2-year inventory, 7 of the 21 properties I wrote about sold in the first four months of this The South Shore Report blog.
