Property sales in the Naugatuck Valley have been increasing in volume and in sales price over the past year, while the inventory of homes on the market and the average days on market have decreased. These factors make it a great time to list your home in the area! June Property sales were their highest compared to sales in June of 2012 and 2011. June property sales in the Naugatuck Valley were 81 which is a 37.3 % increase of the 59 property sales in June of 2012. The average sales price in the Valley is up as well 2.3% from June of 2012. The average sales price this past June was $216,224.00 while last year in June the average sales price was $211,305.00.
There have been a couple of percentage decreases in the market this June compared to last June both being in the Seller's favor. The inventory in the Valley has decreased meaning their are less homes for buyers to choose from. June 2013 inventory was at its lowest when compared to June 2012 and June 2013. This past June inventory was at 506 down 15.8% from 601 in June of 2012. The average days on market has also decreased from last year and 2011. The average DOM of June 2013 was 84 days down 16.8% from 101 days in June 2012.
