I read and hear about how the real estate market is slow. Well I can tell you that if you are selling a home and it is good shape and priced right it will sell.

Last week I brought this nice home on the market in Charlottesville, we had 14 showing and 2 offers in a week.

Why did this happen? The home is in good shape and we priced it to sell. To many people still have their homes over priced in this market. If you are not getting an offer, the market is telling you that you are over priced.

If you are trying to sell a home right now, get your agent to run you an updated set of comps. Look at them like you are a buyer and see if you can tell why your home is still on the market.

You have to take the emotion out of the equation.

Charles:  It seems like the good stuff is still selling....at the right price.  We sold a rental property of ours in 4 days.  It was in good shape, in a decent neighborhood and it was priced competitively.  Four months ago that same property would have taken over a month to sell.  It seems like things have picked up nationwide?

That's the well-known secret, price it right and it'll sell. Here in Las Vegas sellers are slowly coming to grips with the reality of the marketplace and are lowering their prices to attract buyers.

Price and condition are it! I had one in January go in 2 days with a full price offer in a neighborhood that had homes sitting on the market for an average of 120 days! Why, mainly condition, but some had price issues also. My client cleaned her property up and it was gone!

It is true that homes in really nice condition that are priced at fair market value are getting lots of showings and will generate offers in a shorter time frame than most people think. Keep up the good work!

Charles, you're absolutely right. Here in Charlotte, depending on location and condition, homes are selling - and we can't seem to keep enough of them on the market! I listed a home this past weekend that I'm quite excited about. Alrealdy getting calls, etc on it. But the sellers, past clients a couple times now, did all the right things before putting it on the market.  Plus they priced it right.  When I asked him what he thought we should list it for, it was quite a bit higher than what's been going on.  I showed him the numbers, and he did price it competitively.  I just think you have to show them that they can't be chasing  the market and it'll turn out.  Congratulations to you!
