Palmetto Dunes Resort is known for its oceanfront condos but there's another opportunity for buyers too and that's the Palmetto Dunes Golf Villas. There are actually two sections; one being on the ocean side near the resort hotels and the other is across the street in the Shelter Cove area. The views range from beautiful marshes on the Shelter Cove side overlooking Broad Creek and the Intracoastal in the distance, to relaxing lagoon and golf views on the ocean side.

With fourteen different communities and over 1000 units, there's definitely something for everyone. Queens Grant and St. Andrews are the first two complexes as you enter Palmetto Dunes and from there you have your choice of heading towards Water Oak, or the pretty Inverness Village and Turnberry Village. At the moment there are only 67 villas on the market and of those there are 6 one bedrooms (ranging in price from $149,000 to $232,000), 48 two bedrooms (ranging from a cute Queens Grant for $189,000 to an amazing deal on a Main Sail for $590,000) 12 three bedrooms (starting at $299,000 and going to $895,000 for a Main Sail with direct harbor views), and finally 1 four bedroom with very private view at Water Oak for $449,000.

This particular segment is fairly stable with 14 new listings, 7 pending sales, 7 price reductions, and 9 closings in June.

If you're interested in capitalizing on short term rentals there are some considerations to take into account. Visitors are willing to walk to the beach, but the distance will make a difference as to how many weeks you may rent. If you are directly on the golf course plus there is a lagoon view, you may want to market more to the golf enthusiast and put together a golf package with the golf courses. The beauty of Palmetto Dunes is that the Dunes Buggy will take you, or guests wherever they may want to go. The orientation across the street in Shelter Cove is shopping and the harbor. Lots to choose from!
