Open House Tools and Strategy that Work

In today’s market, many of the Sellers in my area, don’t want to have open house. However, based on my experiences, there are three phases in having a successful open house. They are:

Phase 1: Preparation and Announcements (before the open house event)

Phase 2: Collect Feedbacks about the property and information from visitors (at the open house)

Phase 3: Generate Reports and follow up with potential clients to be (after the open house)

Things to do at each phase are:

This phase probably is the most time consuming of the three.

·         Design, Prepare, Print Fliers

·         Distribute Fliers via email, post, special services, etc.

·         Announce the Open house event: via ads in newspaper, signs, word of mouth in the office, with friends and colleagues, companies that send mass emails to interested parties, etc.

·         Have all your required signs, directional and etc. ready

·         Know and follow rules and restrictions for putting signs from your city and your HOA.

·         Get City Permit if it is required. Some Cities and even HOA require permit.

Phase 2: Collect Feedbacks about the property and information from visitors (at the open house)

In the past, agents used to have a signup sheet to get visitors information and their feedbacks for the property. However, these days there are software to do the job. One the good tool in the market is “Open House Manager” tool which is explained below:

This is a very powerful feature that provides feedbacks about the property and collects visitors information.

You can generate property and visitors reports based on any of the following criteria:

  1. Specific House or ALL Houses
  2. Specific Visitor name or ALL Visitors
  3. Specific state or ALL states
  4. Specific starting date or ALL starting dates
  5. Specific ending date or ALL ending dates
  6. Any combinations of above choices

You can generate visitor reports based on any of the following criteria:

  1. Specific email or ALL emails
  2. Specific Visitor name or ALL Visitors
  3. Specific word in the description or ALL descriptions
  4. Specific City visitor is looking for or ALL Cities
  5. Specific Zip Code visitor is looking for ALL Zip Codes
  6. Any combinations of above choices
