A tale of two inspections........

It is always interesting on how a buyer will react to the inspection report.   It will depend on the market but it also depends on the nature of the buyer.   I had 2 offers settle on the same day.   The inspections were on the same day.       One I was the buyers agent the other I was the sellers agent.   

The one where I was the sellers agent is a really nice home with very little wrong with it.   Somehow the inspector spent 6.5 hours at the home.  He actually fixed a few things while he was there.  His report was very detailed.  There were things he reported that did not need to be done.   He requested the sprinklers to be moved when they just had to be adjusted.  He talked about a broken ignitor on the gas fireplace but the unit is old and does not have an ignitior.   The buyers asked for a whole bunch of items.  Some of which were in your face.   It put my sellers back up and made her very agitated.  I have my handyman going to the home and getting estimates.   I think I will be able to keep the deal together but......

 

My buyer is a young man who understands he is purchasing an older home.   There were lots of things on our inspection report (where the inspection took 3 man hours).   We wanted a vapor barrier and the kitchen faucet fixed because we thought the VA appaisor would call these items.   Hopefully, these requests will not agitate the seller.  

So two inspections.  The one on my listing was better but the seller was more annoying.   Remember to think about the market and how it will seem to the seller. 

Hi Ho Hi Ho its off to work I go.... Time to do the water test.....

Hey Debbie very good topic and post.  I have about three very reliable, honest and detailed Home Inspectors I count on for my clients.  I don't anything coming back to haunt my clients or myself later on down the road.
