I'm Buying New Construction So I Don't Need a Realtor? Right?....................WRONG!!!!

 

I want to make it very clear to any new construction home buyers that having an Real Estate Agent by your side when purchasing is an absolute MUST! Many buyers think that since they are purchasing a brand new home, a REALTOR is not necessary but they are so far wrong it's sad.

A new construction home buyer might find having a REALTOR by their side invaluable if not told otherwise. Here's just a few reason why YOU should ALWAYS have a REALTOR at your side when purchasing ANY HOME!

 

 

The sales agent is here, why would I need another agent? An experienced Real Estate Agent will ask questions you may not ask or think to ask. A REALTOR represents you and NO ONE ELSE. You are their main priority in the home buying process.

 

I can't negotiate with a builder so I don't need an agent, Right? WRONG! With a Real Estate Agent by your side, your agent will fight for what is best for you as their client. If comps in the neighborhood aren't showing accurate price comparisons, your agent can bring this up to the builder and in most cases a deal can be struck. A Professional Realtor will know how to negotiate a contract on your behalf.

 

I know what will help make my home better for retail and so does the sales agent, Right? Often times a sales agents do not realize what is best for resale of a home. After all, they have not had the schooling and experience as your REALTOR has had. A Professional Real Estate Agent can help guide you into making upgrades that will give you the most bang for your buck.

 

The sales agent is looking out for my best interests I'm sure of it, Right? The sales agent is working for the Builder. The builder is their boss and their loyalties are to the builder. Their job is to sell and this is all. Your REALTOR looks out for your best interests. They have no loyalties to the builder. Their main goal is to get you the best deal and to protect you as their client.

 

The sales agent will be there to help me in case things fall through, Right? Once the sell is made in most cases the sales consultant is done and on to the next home buyer. Their job is to sell it is not to consult you. A REALTOR will help guide you through all aspects of the process, from construction to closing.

 

Last but not least, buyers must REMEMBER and REALIZE a REALTOR'S advice and guidance is FREE to you as a Client. Often times a builder wants you to believe if you do not use an agent you can keep that 2.5 or 3% commission the agent would receive. This is NOT true. You will be paying that in some form.

You wouldn't go to trial without a Lawyer to represent you so why would you purchase a home without a REALTOR?

GOOD MORNING FERNANDO!  Yikes!  I think you need representation anytime you buy or sell a home - even more so when you buy new construction!

If you are talking a "production" builder, most of them already have financing arranged, or at least have "preferred" lenders that they use the majority of the time.

They know these lenders, and have seen them perform in the past.  Anytime a builder is not able to close on a home in the month planned, if the reason is the buyer's loan, 90% of the time they, the buyer, have used a lender of either their own choosing, or even an online lender, or an out of state lender.  What a mess it can bring.

Waiting to get the total price of the home... which I am guessing would included extra-cost options... before signing the contract I would think would end up in another buyer purchasing the home out from under them.

And negotiating the price on a new home?  Well again, if it is a production builder, negotiating on price can and will affect the prices of future homes of that model.  Therefore, most negotiations, if any, happen in the prices of the extra-cost options.

And again... remember that every market, every state, and sometimes every builder has their way of doing things.

Hi Fernando,

Not to mention the home inspection that will be needed even on a new home. the Realtors if they are looking out for their client's will have a list of inspectors that are really good at finding any issues with a home. Even new homes need a home inspection.
