pngProspect Park in White Plains is a neighborhood located in the southwestern corner of White Plains sitting on the Scarsdale, NY border.  Park Road in Prospect Park crosses seamlessly over to the Scarsdale border creating the illusion of one large neighborhood. 

This is another established and mature neighborhood that evolved over a long period of time.  Many of the homes were built at the turn of the last century.  Prospect Park is known for its rambling Victorians.  Tudors, Colonials and Mediterranean homes dominate the examples from the pre-war period and mixed into those more traditional homes are Colonials, splits and ranches from the 1960s- 1970s.  Many of these have undergone expansion and extensive renovations.  Although many have expanded in size tremendously, some have been renovated but not expanded.  I love the people who did this because they renovated the house to suit their needs and in the process retained the feeling of space and the mature growth surrounding these homes.  The lots can be as small as 0.25 acres but 0.3 to 0.5 acres is more the norm.  Some lots are 0.7-0.9 acres in size.  So there is always a feeling of space between neighbors.

This is another neighborhood with a real sense of community.  People are out walking and chatting in the evening.  Children play in their yards and on the streets.  The neighborhood is quiet with little or n cut-through traffic and seems to be a world away from the hustle and bustle of downtown White Plains.  Once a year they have a community tag sale event where everyone has the opportunity to sell some of their excess "things."  I was helping a friend of mine with her sale once, and even that one event makes one realize the strong sense of community this neighborhood has.png

 

Cost of Living:

The cost of living varies with the size and condition of the homes.  For this reason, there is greater variation in individual prices.  For those with an eye for renovating their own home, there are still opportunities to buy  home in need of updating.  For those who seek move-in ready home – they come in various sizes and shapes.  The average sale price over the past year has been $970,000.  But the range has been between $615,000-$1.4 million.  The average square footage was 3050 sq.ft. although the rambling Victorians were well over 4000 and there were some homes under 2000 sq.ft.

Ruthmarie - I enjoyed your post, it brought back memories since I lived in the White Plains area many years ago.  One thing I can say is the price of housing has certainly escalated.

White Plains has definitely gone up in price...it's really almost crazy.  White Plains is  a great city - I just hope it doesn't become an exclusive playground for the very wealthy.

It's a great area Terri, you have every conceivable type of architecture all in one neighborhood and lots of space and room for yards and trees.  I just hope that the pressure to build "up and out" doesn't create problems. So far the yards in that area are large enough to withstand "McMansionization." but I don't know how long that will hold.  Some awfully big foot prints are finding their way in.
