HOW TO GET YOURSELF OUT OF A SMELLY SITUATION

By
Real Estate Agent with Libertas Real Estate

I recently sold an absolutely gorgeous house.   Buyers fell in love with the house even though it smelled strongly of cigarette smoke.   Once buyers took possession of the property, they scrubbed and cleaned from top to bottom, but the odor remained.

Their son suggested using an ozone machine to eliminate the smell.  They quickly called an ozone machine rental  place and brought them in.  Absolutely no one was allowed into the house while the machine was running.

Curious and fearful that it might be harmful, I researched ozone treatments.  I was relieved to find out ozone is not fatal and won't make you sick.  It's just an eye irritant.  I read on to see how the treatment worked and thought I'd share.

One reason that ozone is so effective is because it is a gas and can effectively “clean” any place that air can go, including air, walls, ceilings, ductwork, carpet fibers, gaps between floorboards, cracks in walls, and more.  Ozone is able to penetrate into these areas and destroy odors that it finds there.

Ozone destroys the molecules, bacteria, and spores that cause unpleasant smells.  Being a highly reactive molecule, ozone is quick to chemically react with particles that it comes into contact with.  The extra oxygen atom in the ozone attaches itself to other molecules, thereby chemically changing their structure to create non-offensive molecules – eliminating the smell.

Wow!  What a difference!  It is as if the entire interior of the house had been "bleached." Now, when you walk in, there isn't even the faintest smell of smoke and no repainting was necessary!

Jana, go know that there is such a thing as an ozone machine???!!! It sounds like the perfect antidote to lingering cigarette odor and I hope that more inspectors will recommend it, along with a paint job and new carpet!  I cross my fingers with respect to its safety!

How long do you leave an ozone machine in place?

Jana this sounds like an option for getting rid of smoke scent.  I read the comment pertaining to the safety so more research would be necessary before using.

Thanks for sharing.

Thanks Jana, we use our ozone machine often when we buy a home with pet odors or mildew, and it works wonders.

Jana, I was enthusiastic about your solution to a stinky problem until I read Joe's comment in #21 from Connecticut Department of Public Health.  Now I feel like Bob Dylan when he said: "I got mixed up confusion".  And what about potential harm to the environment by contributing to atmospheric ozone?  Remember the ozone hole?  More mixed up confusion for me.

This was a good post.  I have purchased two ozone machines in the past so that  I would loan them to customers to help remove pet and smoke odors.  I would definitely go for a more expensive model versus one of the cheapie ones.  I paid $350 for mine.

It is challenging to remove odors from homes, especially smoke and pet smells. I have never heard that ozone deadens a person's sense of smell.

Great to hear of first-hand experience, as I knew of this cure but have never tried it.

On the health front, ozone forms hydrogen peroxide when it comes into contact with water.  It can not only be an eye irritant, but also cause respiratory problems and even death at very high levels.  This is the reason the house is evacuated before using the machine.  Once the machine is turned off, the ozone breaks down and dissipates very quickly, so there is no residual danger after the waiting period.  Like any tool, it is very safe if used properly.

Put 40 years of experience to work for you

I have always heard that ozone machines produce a toxic gas, which is why I've used enzymes to clean up odors. You might have to spray twice to get everything but it seems more earth friendly.

Your Dreams. Your House. Your Life.

Thanks so much for all the comments.   We paid approximately $200 rent two machines for 24 hours for use in a 2000 square foot home.   The homeowners and I thought it was well worth it!

I wanted to address the safety issues regarding ozone machines as I understand them.  First of all, the machines are only to be used in unoccupied spaces and for no more than 8 hours at a time.  The space being treated must remain unoccupied for at least one hour post-treatment.

It used to be that ozone machines were called “air cleaners” and small units were sold for household use, continually running in the home producing low levels of ozone.  Of course, that was a bad idea because they did create health problems, particulary irritated eyes and respiratory problems.  Not only that, but the levels of ozone were so low that nothing useful was accomplished.

Having heeded these warnings, I wouldn’t recommend hanging out in a building where ozone treatment is actively in use any more than I’d advise remaining in a structure being fumigated for pests.

The idea behind my post was simply  to share successful use of ozone treatment to rid a homeowner of nasty cigarette odor.  I’m sure there’s more research to be done and I strongly encourage people to do so.  I hope this helps.
