Do not over improve the home for the area --understand your specified area and who will purchase in that area(buyer psche)
I advised him to have a detailed plan and a budget.
Understand the permitting process.
If you hire a GC, check in on him and put timelines within the contract w/penalties.( Suggested payment - 1/3 upfront, 1/3 in middle, 1/3 when complete-final inspection).
