              How much did the Sellers pay for this House ?

    house with money floating around it     If you have been an agent working in real estate for a couple weeks....and taken buyers on a tour...this question HAD to come up...to many buyers...first timers or experienced buyers...that number should have some relationship to what they will offer. ...likely, it does not. 

    In our market throughout southeastern Wisconsin there are beautiful turn of the century Victorians....many with updatedvictorian house kitchens....and restoration of hardwood floors...replacement of windows that still has the "flavor of the architechture" and combined it with things like energy efficiency and updated appliances.  Sometimes these homes have been passed down for generations....Or inherited...the price paid...who knows...?

    There are many examples of the "purchase price" of a home....in a divorce where one spouse got the house and the other investments, etc....the "purchase price" is a division of property.  There is flipper of course who got the house in less than move in condition and replaced....LOTS of things. Or the family that added an addiition with several other rooms....and the scenarios continue.

What DOES matter...to the appraiser, mortgage lender....and the Buyer is how much similar homes in the area have sold for in the very recent past....90 days if possible.  If the subject property is larger or smaller, has more bedrooms, lot size, fewer bathrooms, a bigger garage, more updates, etc. allowances are made for those things as well as how the conditions compare to each other.

Good morning, Sally and David....that question is commonly asked, and as you stated, it's not relevent....it's of no consequence and that needs to be explained.... sometimes it just doesn't matter!!!! don't spend that commission if that's the case!!!

Buyers think they are being thorough....and the condition and comps are the issues...not the former price.

  That is still what everyone is looking for...the "real deal" though former price is not the yardstick.

I do get asked that question as do many agents. It has no relevance. The home is worth what properties have just sold in recent months. It's no different than what your holdings in the stock market are worth at any given time:).

I'm not sure what the difference it makes to any prospective buyer? I am asked that question from time to time, when I offer a property that we are flipping. I don't avoid the question and in my situation it seems to add some creditability.

Great post Sally.  It's NONE OF YOUR BUSINESS.  Wouldn't you love to say that.  Instead we have to say, the market changes daily, I think maybe this is part of an estate that had to be settled quickly, Oh, my they really are taking a hit on this etc.

Sally & David - You really have the experience and the knowledge and that's only one of the many reasons why you're a huge success. You're absolutely right, what the sellers paid for their home for is not relevant. Your points are text book classic and I wish more people understood the logic and didn't get so focused on things that don't matter.

Sally & David- so correct!  What someone paid for the house has nothing to do with what a buyer might pay for it today.  It's worth what someone will pay for it.
