PHOENIX PROPERTY MANAGEMENT WHAT DOES RENT READY MEAN TO YOU?
We have been very busy when it comes to Phoenix Property Management. A multitude investors from different parts of a America and around the world got a piece of the action when purchasing single family homes and multiplexes. I continue to receive calls from investors who call upon our Phoenix Property Management services. Precision Real Estate Inc. delivers excellent service to both owners and tenants. Luckily, we are able to provide all three services above at Precision Real Estate Inc. for real estate investors. Anyway, I received a call from an investor from out of state. She informed me that the home is RENT READY and all I would need to do is to find a tenant. So, I signed the investor up for Phoenix Property Management this week. Personally, I like to visit everyone of the properties so I can touch and feel the property. I have over ten years of operations management from my previous "Corporate America" experience. I am always amazed when I visit the property for the first time because I love when people tell me is is RENT READY when it comes to Phoenix Property Management.
First Impressions still mean something in real estate. The front yard was dirty and the front door was not painted to leave an impression that this home is not rent ready. I spent one hour going over the property to create a list to make this home rent ready:
HERE IS THE BOTTOM OF THE STOVE FILLED WITH BURNT OFFERINGS FROM THE PREVIOUS OWNER. NICE!
- Front and back clean up of yards
- Fill in dirt holes in back yard and remove burnt wood
- 7 blinds need for windows plus patio blind
- Put up smoke alarms and ensure they work properly
- Needs new AC filter and clean all vents
- Master Bedroom needs regular shower head
- Master bedroom tighten electric outlet face place for security
- Clean dishwasher and stove both dirty
- Paint front door says Welcome first impressions
- Need new stove pans for burners
- Put sliding doors back up hall closet and washer/dryer area
- 2 garage door clickers
- Clean out hall bath tub very dirty
- Clean kitchen ceiling light
- Clean fan in living room
- Ensure both toilets in working order
- Missing bathroom bar in hall bathroom
- Install fan with light in master bedroom
- Ensure 31 light bulbs in working order
- Replace 4 door stops
- Install door blocker and fill hole behind door leading into garage
- Remove garbage in garage in bins
I sent the owners an Email with the exact same list above stating that this home was not RENT READY! They were shocked and surprised at the same time. Their reply see below
"Oh great!! I thought this was rent ready already. Can you please try and keep the cost as low as possible?
Phoenix Property Management is a skill that most people do not take seriously. It has been my experience to make the unit rent ready to tenant can move in that day as long as they pass background check, available funds and sign the lease. This way does not have to request any repairs after moving in the unit. Phoenix Property Management take more time upfront to ensure a smooth closing. I am showing this property on Monday. I expect to have this unit rented out by the first of the month.I guarantee that this home will be truly RENT READY by my standards.
