Welcome Mat-Homes for Sale in Woodbridge VAWhen you list your home for sale security is one of the things you worry about.  So how would you feel if you knew the agent has the key to your door under the welcome mat?  Recently I called for showing instructions on a listing in the Woodbridge VA area and that's exactly what I was told.

Sure enough when my clients and I got to the front door there wasn't a lockbox but the key was there under the mat.  My clients were shocked and I wish I could say I was too.

Perhaps the sellers agreed to this arrangement but you have to wonder WHY?   My reaction is the same when I see a combo code listed in the agent remarks on the MLS.  Since I've encountered unaccompanied buyers in a home it doesn't take long to figure out that an agent gave them the code so they could see it on their own. 

Without an electronic lockbox on the property or using one of the local showing services there is no way for an owner or an agent to know who has been in the property.  Though the home we checked out yesterday was empty there are still appliances, cooper pipes and light fixtures that could disappear in the middle of the night.  Who is responsible for the damages to the home if it isn't secured?  Is it the agent for taking a short cut or the sellers?  If you call the police to report a robbery and tell them the key was under the mat how do you think they will react

The key is under the mat.  Not on my listings.

I can't believe some agents will do this.  It is very unprofessional.  I've heard of agents passing out the combo code to their clients because they were too busy to show the property. This is a serious code of ethics & standards of practice violation.

I don't think I've ever had a seller to do this... agreed that this is too much of a security issue

Wow, just when I thought I'd heard it all. This is not an agent to be using. What is the seller thinking? Do you think he even knows? I understand lockboxes are expensive. I own several of them so nothing upsets me more than when I run across an agent who is too cheap to buy them. This is right up there with bad MLS photos.

I've run across this as well Cindy. There is actually a house here in Loudoun that any agent could call to show, and the listing agent will tell you that the front door is not locked, just go on in. The owner doesn't live there anymore, but the house is full of stuff. That's just how the owner is, he never locked the doors. I even had a listing a couple years ago where the seller would just leave the side door unlocked even though I had put a lock box on it. If that's what the seller wants, the agents can't be held liable.

Cindy, I showed two today that the listing agent said the doors were unlocked.  They were brand new homes with no flaws, and they were open to the world to walk through, or to walk off with the appliances, etc.  It's amazing.

I am amazed when I come across things like this. How hard is it to install a lockbox? I would "pocket" the key and deliver it to the selling broker.
