It's often said that buyers start house-hunting just after the Super Bowl and I'm finding that this year is no exception. Within the last few weeks, I've had 4 different properties either close or go into contract which tells me that we should be in for another very busy year, despite what appears to be happening with the housing market at the national level!
Since the beginning of the year, I've personally toured over 150 homes for my buyer clients and I'm happy to report that (good) inventory is growing in both San Francisco and Marin County California and prices are generally down. With inventory picking up and buyers starting to come out in force, I wanted to provide folks with a quick update on the local Eichler homes market since there are a few dynamics that are worth noting for anyone looking for that perfect mid-century Eichler property!:
- Currently there are 8 "active" Eichler listings in Marin County and 3 Eichlers for sale in San Francisco. In general, prices are down from last year and there are some great opportunities right now for buyers (especially if you are seeking an 'original' Eichler). In Marin, the asking prices currently range from $749k-$1.25M; San Francisco prices range from $695k-$995k.
- There is one bank-owned Eichler currently on the market in Marin County (Terra Linda neighborhood). The property is aggressively priced but requires work.
- Terra Linda/San Rafael Eichler buyers or home shoppers should be aware of some community re-development efforts which should make the area even more desirable. You can learn about them by visiting my recent blog post on our Marin Modern website.
- The Economic Stimulus Bill signed yesterday included an important provision that temporarily raises the limit on jumbo loans to $729,750 (from $417k). The net effect should be lower interest rates for qualified buyers.
