How EARLY is "TOO EARLY" to show a Home?

How early is too early to show homes?  I'm sure we all have different time periods but in the Albuquerque area our Supra lock-boxes are normally set for 9am to be the earliest for showing homes.  Of course that could always change if the home is vacant.  So what's too early to show homes for you?

The sun is coming up and a Buyer wants to see a home at 7am this Saturday morning. How early is just "TOO EARLY" to view a home for sale in the Manchester NH area. Well I guess it depends. Is the Buyer ready, willing and able to purchase a home? Is 7am the only time they can see it and why? and will the Seller even let us in that early? 

In this case it is a new listing just signed Friday. It is expected to go under contract this weekend. The seller is away for the way and said show "whenever i want". The buyer is ready to buy and in this case their mother and father who are giving them the 20% down to purchase own a business and work 12 hours a day on weekends at their business.

They asked me to meet them before they open so they can wallk through and give their blessing if the buyers like the home.

Service is what I do so at 630am I am off to show the house, purchase contract in hand and ready to go. Wish me luck.

My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest.

1. GET Pre-QUALIFIED with a local and Trusted Loan Officer. The biggest factor in buying a home is whether you can get a mortgage, how much they will loan you, how much you will need for a down payment and closing costs and what price range you should be looking at.

2. HIRE A BUYER AGENT: Here in NH a buyer can usually hire a buyer agent at no cost to them. The Buyer Agent gets paid their commission from an amount the listing agent has posted in the MLS. As a buyer you really should have an agent who guides you through EACH step of the Buying process.

HOW DO YOU KNOW HOW TO HIRE A BUYER AGENT?

1. Choose a FULL TIME Agent. You want an agent whose sole job is working in Real Estate. You want to make sure they are available when needed to answer questions or be guiding you through the buying process.

2. Choose a Full Service Agent. Sure discount brokers may charge slightly less but you can get substantially LESS in the service you receive. You want someone guiding you through EACH step, not just the easy one's leaving you on your own through the harder or stressful ones.

3. Choose a LOCAL agent. Too many agents from out of town and even out of state are looking for you to hire them. They may not know your area, your neighborhood, not know your children's schools, where you shop, which church you go to and may not be able to be there on a moments notice when needed.

4. Choose an Experienced Agent. Not every agent is experienced with all types of homes, areas and types of sales. Choose an Agent that is Experienced in SELLING Homes. It is what we do and what we do well.

5. Choose an agent who will ASSIST YOU THROUGH EACH STEP of the Buying process. There is nothing worse than being left to fend for yourself. Your agent should be there through each step, answering your questions, guiding you and giving you peace of mind.

9 a.m. sounds reasonable if the home is occupied.  If it is vacant, whatever time the agent and client agree on should work.

I missed this originally.  Yes, 9AM is as early as I'd do a showing.  I've had earlier times but those were for raw land in the hills so it wasn't an issue.  A home - that's different.

John, I agree whole-heartedly with Roger.  The big difference is whether the home is occupied - and perhaps if it is privately owned.  We do treat bank-owned properties differently in many ways.  I suppose a good rule of thumb would be "if there is daylight." I can't imagine looking at a house when you can't see the exterior, yard, or neighborhood.

John, Normally 9 is about the earliest, and as it is, anything before 11 a.m. on a Saturday and I'm not surprised if the sellers decline.

I'm up at 5:30 am. sounds like a good time to me! Actually we open the office beforew 8am and are on the streets by 8:30 in this area.
