I showed a house in a great neighborhood recently. The showing instruction said the buyer should first drive by the house and see the outside before making an appointment to see inside. There was no lockbox and the seller wanted showings at specific time that we mentioned with 30 minute window.
We arrived at the exact time we said we would be there. We knocked on the door several times and were about to return when the owner opened the door and said he was taking a nap because most of the agents never show up and he did not think we would be there.
My buyers have an infant and a toddler and it was raining so the husband stayed in the car while the wife came in to first take a look.
The seller said, this house is too big for one person. Do you have a family ?
My client said her husband would come in after she saw the house.
There was clutter every where. There were dishes in the sink .There were things lying on the floor.
The entry door had glass panels on the sides and the seller had covered it with brown paper from grocery bags and taped with masking tape. It gave the appearance of a boarded up house. I would have probably purchased some curtains for the seller just so that the entryway would look nice.
The seller made comments throughout the showing and told the buyers the house may not be suited for some people as it was a private lot etc. He was pointing out the negatives.
I am sorry for the seller and the listing agent. I do not know if the agent adviced the seller on staging and clearing the clutter .
Sometimes the sellers like to be at the house. I advice such sellers to just let the buyers look at the house and not to follow them around .
