How to have a Successful Open House In Bedford

A successful open house in Bedford can be achieved easily with some thought and planning. Not all houses work well. First and foremost think about what you want as an out come. Is it reasonable to think someone will buy the house while visiting your open house? Would you be happy to see 4 active buyers? What would happen if 50 buyers came?  

So here are the steps we use for Open Houses in Bedford. I made the assumption the sellers already have house staged to sell. So you do not need to have the conversation on what to expect.

Week One

1. Identify the prospective property two weeks in advance. (We actually run a calendar so we can plan a head of time). Is the property in a good place for an open house? The more remote, the less traffic you will get to attend. We like to use high traffic areas and more desirable neighborhoods. Close to a busy road the better!

2. Place advertising- Newspaper, web based advertising. Get homeowners to share on Facebook, twitter.. Post some pictures on Pintrest

3. Take flyer's to neighbors, let them know you are doing an open house and would like to invite them. Make sure to tell them if house sells open house will be canceled. This way they know why its not happening and they know you are doing a great job!

Week Two

4. Place signs- each area has different rules but if nothing else put up a sign that says OPEN HOUSE XXXX Day and the time in the yard. Anyone visiting the area or showing the house will see that sign. Make sure to put signs in busy area and they are easy to read based upon the flow of the traffic

5. Place any additional signs such as directionals as early as you can- follow the rules of the area so they aren't taken down!

Day of Open House

5. Place balloons on signs early in morning

6. Get all marking materials and sign in sheets ready.

7. Place any additional signs on your way to the house.

8. Make sure home is ready, bake cookies or something else.

9. Make sure EVERY visitor signs in with you. You never know when you may want to reach this person again.

10. Take pictures during day and upload to facebook, so people know where you are and what you are doing.
