Free Inspections !?! I have been told that I did not do as cheap a home inspection as another inspector here in town ( Greensboro NC), and as unpleasant as it is to be asked to sell yourself short in order to make a living, my honest reply from now on will be:  Would a free inspection make you happy ?

Of course it would. What Realtor would'nt like to offer a free inspection to their client ? ( PLEASE READ WHOLE ENTRY)

Well, because I am an associate of an awesome company (Advantage Inspection) and we are setting the industry standard, I can offer free inspections. How is that possible ?

It isn't really, at least not in the sense that I don't get paid, because I do....and I'm not the cheapest, nor the most expensive.

However, clients can recoup the cost of an inspection because of Advantage Inspection International's recent affiliation with Lowes Home Improvement as a preferred vending partner because they were so impressed with our reporting system. ( See Lowesmoving.com)

Because we are a preferred partner, we can offer a 10% off coupon worth up to $500 to Lowes Home Improvement.  The average seller or buyer spends several thousand dollars either preparing a house for market, or personalizing it when they move in.

I know we bought a $2500 stove, $500 dollars worth of paint, window blinds and a few other appliances for our new home, and would have loved to have had an extra %10 off of our purchases.

We would have saved about $350, the cost of an average home inspection, had this been available in '02.

And it gets better.  We will give the %10 coupon to both parties, buyer and seller, when either gets an inspection done.  

Don't you think it reflects well on us ?  Doesn't reflect too badly on the Realtor either !

I use to own and run a for sale by owner website where I would allow any seller to post there home on the site for free.  My intention was that if their home did not sell, I would have some contact with them and they would hopefully consider me when they list with a Realtor.  After advertising the site for free, I had a very hard time getting anyone to sign up at all.  Then I started charging people for the exact same service and had a lot of people pay to be on the site.  I guess my point is that the lesson I learned from that experience is when something is offered for free, it seems too gimmicky for many people.  It also portrays the service you are offering to only be worth what you are charging, nothing.

I hear and respect your experience and totally agree with your point about the perception of value. It is a good lesson and bears hearing. However, I wonder if you actually read my entry, or just the title.

In fact, we do get paid our fee, and we are not the cheapest inspectors in town. ( In fact I think inspectors in general should be charging twice what the average is now, considering the years of experience, training and liability involved).

But that all being said, Michael, the 10% Lowes coupon does represent a signifigant savings for most sellers and buyers, and it doesn't come out of our pocket.

We are quite proud we can offer more value, without cutting our fees.
