Myrtle Beach Oceanfront Condos-January 2008 Sales:

 

There are currently 2,699 Oceanfront condos available for sale in the Myrtle Beach Area, also known as "The Grand Strand Area" (aptly named for its 26 miles of Beach).

Only 42 Oceanfront Condos were sold between January 1, 2008 and January 31, 2008That means that only 1.56% of available inventory was sold during the month of January 2008. 

 

Available Oceanfront Condos:

 

The least expensive condo available for sale is priced at $ 75,000.  It is a furnished efficiency unit located at Landmark Resort.  It is a short sale.

The least expensive 1BR/1BA unit is priced at $ 87,000.  It is a 550 sq. ft, fully furnished unit, located on the 6-th floor of the Bluewater Resort.

  The cheapest 2BR/2BA unit is priced at $ 149,900.  It is a third floor walk up in a 21 year old building at Myrtle Beach Resort.  It is fully furnished and measures at 800 sq. ft.

The most affordable 3BR/2BA unit is priced at $ 269,900.  It is a 17-th floor, fully furnished unit at Sand Dunes.  It garnered $ 31,283 in gross rental income in 2006.

The least expensive 4BR/3BA unit is a 1,750 sq. ft, fully furnished unit located on the 4-th floor at the Ocean Bay Club.  It is priced at $ 429,900.

 

Sold Oceanfront Condos:

 

$ 70,000 marked the lowest price oceanfront condo transacted in January, 2008.  It was a full y furnished efficiency unit, under 400 sq. ft, located on the 7-th floor at Landmark Resort.

 

$ 1,050,000 was the price of the most expensive oceanfront condo transacted during January.  It was a 3BR/3BA, 3,000 sq. ft, fully furnished unit located on the 17-th floor of the ritzy Margate Tower. 

 

The cheapest price for a 1BR/1BA unit sold during January was $ 140,000.  It was a 787 sq. ft., fully furnished unit on the 3-rd floor at the Pinnacle.

 

The least expensive 2BR/2BA unit sold was $ 167,500 for a 908 sq. ft., fully furnished unit on the 8-th floor at the Renaissance Tower.

 The cheapest price on a 3BR/2BA oceanfront condo sold in during January in the Myrtle Beach area was $ 330,000.  It was a 1,150 sq. ft, fully furnished unit located on the 6-th floor at the Ocean Reef South Tower, a 4 yr. old building.  It was originally priced at $ 469,900 when it was first offered for sale in June 2007. 

 

Nothing larger than a three bedroom unit was sold during January.

a 400 SqFt condo? WOW. Is that a good buy for your part of the country right now? I guess if you just want the sound of the ocean without amenities that's the place for you - still seems like a lot for a little though.

A 400 sq. ft. oceanfront condo used to sell for over $ 200K in 2005!  By comparison, at prices of $ 70K now, they are a steal!
