Kingsbrooke Townhouse Report:  June 2013

Summer is almost gone.  And before July closes out, it is time for another Kingsbrooke Townhouse Report.  In this edition we will look at the sales activity for the month of June 2013 and compare it to last month (May 2013) and last year (June 2012.)

TOWNHOUSES FOR SALE IN KINGSBROOKE

2 Listings were Active:  Both Regular Sales

I was surprised to see two townhouses still active as June came to a close.  Our Bristow real estate market has been intense with buyer demand, particularly under $400,000.  The high list price was the same as it had been in May.  The low list price was nearly 4% lower. The average list price was nearly 2% than last month.  The average list price was up nearly 20%, however, compared to last year.  Of course, the best idea of market value comes from the sold column, so pay close attention when we get there.

 

TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE

3 Listings were Under Contract:  All Regular Sales

There were the same number of Kingsbrooke townhouses under contract as June ended as there were in May.  The high list price at time of contract was 10% lower compared to last month and the high marketing time was unchanged.  The low list price at time of contract was down nearly 2% and the low marketing time unchanged, both compared to last month.  The average list price at time of contract was down nearly 4.5% since last month, but up over 19.5% since last year.  The average marketing time was 21% faster than it had been in May, but 550% longer than it had been last June.  Still, getting a home under contract in an average of less than one month's time is not a bad thing for Kingsbrooke sellers.

 

TOWNHOUSES SOLD IN KINGSBROOKE

2 Listings Sold:  Both Regular Sales

Here were are in the sold column, so listen up.  The high sold price was up nearly 3% since last, but the high marketing time was 86% longer.  The low sold price was 20% higher than last month, but the low marketing time has also increased since last month..600% to be exact.  But that's an increase of one day on the market to one week on the market.  The average sold price was up nearly 10.5% since last month and up over 17% since last year.  The average marketing time in both comparisons was up 100%.  Again, from under two weeks to nearly one month.  All in all, it's good news in the sold column meaning Kingsbrooke townhouse values are on the rise.
