Williamson County Homes Williamson County homes for Sale and Market Report for July 2013 - The market for Williamson county homes has switched in favor of sellers, so buyers are now having to become very aggressive with offers. 521 Williamson county homes sold in June compared to 387 last year, an increase of 35%. We expect the trend in sales to increase for the rest of the year, and prices also continuing to rise.

  • The average sales price of single family homes increased 6% compared to $441,696
  • Average days on market is down to 68, compared to 83 last year

Here are the sales statistics by city for Williamson county real estate, with the exception of Fairview, all are in a sellers market with Nolensville and Thompsons station in an extreme sellers market. The list price to sales price ratio of homes sold in April was 98%.

  • 96 Brentwood homes sold at an average price of $641,217 with a current absorption rate of 4 months
  • 20 Fairview homes sold at an average price of $181,008 with an absorption rate of 5 months
  • 252 Franklin homes sold at an average price of $461,410 with an absorption rate of 3 months
  • 39 Nolensville homes sold averaging $392,530 with an absorption rate of 3 months
  • 57 Spring Hill homes sold averaging $252,765 with an absorption rate of 4 months
  • 38 Thompsons Station homes sold averaging $272,399 with an absorption rate of 3 months

As you can see, all of these Williamson county cities are in a sellers market with the exception of Fairview, so if you are considering selling your home, now is a great time. If you plan to buy a Williamson count home in Franklin, Brentwood, or Spring Hill, be prepared to pay very close to asking price, and you may end up in a multiple offer situation. Williamson county is located just south of Nashville and uses I-65 and state highway 31 as main traffic arteries. With the Tennessee's best school system and lower property taxes than it's surrounding counties, it's easy to see why Williamson county real estate is very popular.
