Welcome to Home Staging Design Pros
February News Letter.
Hello from Home Staging Design Pros.

Well 2008 is off to a fast start. We're seeing more and more homes come on the market and while there seems to be an upswing in closings, we're nowhere near out of the woods. That is why this months newsletter is going to focus on perhaps the most important aspect of selling a home: Marketing.

The Power of the Top 10 Report.

Best practices for marketing your home or listing?

Target your buyers.

Plus more....
Power of the Top 10 Report.

As a real estate professional you are aware of the objectives in trying to sell a home in today's market. Combine that with a home that does not show well and you have a recipe for disaster. In today's competitive market it is imperative that homes stand out amongst the crowd. We have put together a comprehensive and very affordable package to give your listings what they need to shine in a potential buyer's eyes.  It's called "The Top 10 Report".

A lot of homeowners are unwilling to take your advice and suggestions when it comes to preparing the home for sale. Let us step in and show your clients what they need to do to make their home model ready. As a neutral third party we will gently educate them as to what is possibly hindering the sale and then we give them easy to understand instructions so that they can make some dramatic changes in a short amount of time and for very little (if any) out of pocket expense. Furthermore your clients will appreciate you going the extra mile for them and we guarantee that you will see results.

Best practices for marketing your home or listing?

It takes no time for a prospective buyer to form an opinion about your house or listing. The decision clock starts ticking at the curb! Tip the odds in your favor with professional home staging. Think of it as only prudent to endeavor to make your offering as appealing as absolutely possible to the clientele that is most likely to be interested. In our experience these are some of the techniques, when used strategically, have been successful in most cases.

You don't have much time. Potential buyers form an opinion about the home in 15 seconds, by most estimates. And the clock starts ticking at the curb. So how do you tilt the playing field in your favor? Increasingly, it's by professionally staging your home.

Generally speaking, staging means; making your home as appealing as possible, as quickly as possible for as little as possible, to the broadest clientele possible.

"In this market, staging is urgently needed, because it's so competitive with buyers having countless options," says Jeffrey Johnson, Co-owner of Home Staging Design Pros

There are many reasons to stage a home some of them obvious, and some not so.

Staged Home
Target your buyers?

Know your target audience. Who are your buyers or target market, and why? Know what's important to them and address their needs through strategic decor throughout your home. For example in the suburbs fashion kids rooms, play areas and family get together areas in the home, in urban areas incorporate hip, contemporary and sophisticated elements to tantalize the senses of the young up and coming professional.

In any home always include photo's, art and wall coverings to appeal to a life style of affluence. In doing so you craft an atmosphere that lends itself to aspirations. Ideally you want people to aspire to live in your home or listing weather it's in the city, suburbs or the county side. Make every space in the home even more appealing with lighting, comfortable fabrics and inviting seating arrangements. An inviting space beckoning everyone to linger is tangible in a buyers mind as they tour countless listing. Create a lasting memory that is sure to sell your home.

Great newsletter!  Do you send these out to REAs as well?  If so, what has been the feedback.  I am considering putting together a monthly newsletter, but I want to make sure the time and effort will not be in vain.

I have had some feedback form the short time I've been doing a news letter. This is only the 2ed one I've done. It is service provided free of charge by my web site developer, Web Site Pros, the news letter part is a third party called Constant Contact, It's template based and easy to use. I get it for free until I hit 50 sub, then it's a monthly fee. I do sent it to REAs and anyone that wants to read it by opting in. Constant Contact has strict no spamming rules so I have to be careful not to broadcast. All in all it's like anything else you have to build your sub base and manage it. I use it for customer retention more then anything else, sending it to all active and former clients.
