Objection Handling for Expireds # 1 of 7: "We're just going to re-list with the same agent"

Objection HandlingEvery Friday I am writing about objection handling.  These posts will reflect 13 years of experience in handling objections and reveal collected scripts that you can use.  Your comments and participation is welcome.

Here are the most common objections posed by consumers that I'll be addressing:

  1. "We're going to re-list with the same agent."
  2. "Where were you when my home was for sale?"
  3. "All of you agents are the same"
  4. "We are going to drop our price and sell it ourselves."
  5. "We are only going to interview agents who showed our home."
  6. "We are going to take it off the market for a while."
  7. Bonus: Killer Closes for Expired Prospecting.

Objection #1: "We're just going to re-list with the same agent."

For Agents
When the consumer makes this statement I believe it's because they just do not know how re-listing with the same agent again could actually work against them.  You as an agent know it, but how do you educate the consumer. 

Here's some dialogue you might want to learn to share in your own words....

Answer #1:
"I guess you could re-list with the same agent...AND...tell me, what specifically causes you to believe they will get the home sold this time around?  Let's face it, you don't want to have your home on the market again and have it NOT sell, do you? 

"While your home was on the market...I sold _____ homes.  It would have been nice if yours was one of them, wouldn't it?

"Let's get together so that I can show you my successful plan for getting your home sold."

Answer #2:
"I guess you could re-list with the same agent...AND...can I point out why that could be the worst possible choice for you? ...Wouldn't you say your last agent tried everything in their power to get your home sold? You would think so, right...because that's how they get paid.  And wouldn't you say, (name) that they told every buyer they knew about your home.  And yet, none of them bought it, did they?

"So, if you home goes back on the market with the same agent, they've already exhausted all their leads and possibilities.  The only thing left to do is just sit and wait, hoping a buyer comes along.

"Fortunately, (name), when you...hire me...you'll be exposing your home to a whole new set of contacts and leads that I'm going to produce to get your home sold."

Answer #3: (When they feel obligated because of the money spent by the agent)
"That's a great point... So, you do feel a bit obligated, right? AND did you stop to consider that while your home was on the market....as a result of having your home listed...there's a good chance that agent sold 2-3 homes off your listing.  That's because buyers who called on your ad decided not to see your home, but your agent did end up selling them another home."

"Your last agent has probably already made a lot of money off your listing, right...wouldn't it be nice to get your home SOLD instead?"

Remember these keys:

  1. Objection handling isn't about tricking the consumer or finding some magic words to convince them to do what YOU want them to do.
  2. Objection handling is about telling the truth in a non-confrontational manner.
  3. Objection handling is not about memorizing a script, but about listening to the customer and answering their honest questions with honest answers.
  4. Objection handling is about improving your communication skills which will help you and your customer.

Homeowner:  "We're going to re-list with the same agent."

Agent:  Please contact me when the listing is ending.  I'll be happy to help you then. 

The presumption and the unstated, of course, being that doing what didn't work in the past won't work in the future and you'll still be around when the listing hasn't sold.

Dan, my assumption is that your conversation has taken place after the listing already has expired.  In which case it's perfectly appropriate.

Dan, these are great tips.  I am definitely going to add them to my repertoire.  I am always looking for new ideas and new ways to handle situations and I'm not very good at handling rejection.  Thanks for posting.

Thanks for the helpful tips, I am also a veteran of real estate and I keep hearing the same old objections. I am going to go back to your first installment and read it. On the lighter side I have recently spoke with a expire and she/seller was adamant about re-listing with her agent again and I alway take a positive stance about a person who thinks that their agent is doing a wonderful job, I ask her why she felt her home did not sell and she repeated back to me its the media they are hurting the sellers with all the negative PR on real estate. She did re-list with her agent at the same price. The home was on the market for 180 days only two showings. This agent should have read Sharon Simms post on pricing.

Dan, Dan, Dan.  It's quite subliminal.  You plant the seed that to continue to do what they have done that failed in the past will continue to fail in the future. 

You'll get the listing and they sellers won't even know why they gave it to you. 

They just know they didn't want to fail again.

Dan, My standard response is "How's that been working for ya?" It works with just about every objection. Fortuantely I don't get many objections but I do like this post. Just in case:)

Great Post Dan I liked that you provided a variety of choices for possible replies  !  a thought came to mind of how would I handle this objection,

I thought of this: If your prescription is not helping your illness and it runs out, do you ask for the same medicine??

 implying doing the same thing will produce the same results ( or NO RESULTS - LOL )

people INSIST on getting alternative options for treatment or a 2nd opinion when it comes to Health so they can usually relate to the logic

Teri - I think if we practice and rehearse how we answer objections that it helps sharpen our communication skills.

BB- The fact that you don't get many rejections means they are comfortable with you.

While it's not sexy, it would help to set up which response you go into to simply say, "Tell me more about that." or to ask "How did you make that decision?"

DAN - I've been on both sides of this situation.  I've had expired listings sell very quickly once they listed with me, and I've had a few listings expire on me and then the homeowner used someone else.  The funny thing is that while the fresh agent may be a good thing, one of the best ways to sell an expired listing is to get it priced right.  Many times, this is why the listing expired and didn't sell.  I'm looking forward to the rest of this series.

Adam  - You are right.  When I meet with expired Sellers I look at 5 things: Location, Condition, Financing, Marketing, and Price.  The problem is many times a combination of things.

Great post Dan. And it relates to your latest Master Monday's post on practice. Handling objections takes a lot of practice. One approach I think would be good would be to search various listing sites such as Trulia, google base, yahoo etc. See if you can find the listing there. If you can't, that gives you more ammo when going after the expired. You can show them all the great internet sites you will list their property on that the other agent did not.

Karl - That is an idea.  However, I've found that if I try to make the other agent look bad that it reflects bad on me and is unnecessary.
