Westminster, CO -  Looking at the Economic Snapshot in the Broomfield / Westminster Areas of Denver Front Range, we see some GREAT changes in values when compared to the same time frame in 2012!!

That is exciting!!  We have seen an increase of the interest rates by about 1.25% since Feb '13, as well.

We are noticing a bit of a slow down with that 3 months spurt of activity during the Spring, and that is not unusual.   This trend is normal during most years!!

All markets will continue to evolve. Yes, interest rates continue to rise, but on the mortgage side, we haven't slowed down at all. Less refinance transactions, but yet the purchase transaction still very strong.

Yes Joe, we have seen less refi's as well in some of our lender's offices, too!  We just struggle a bit with less good inventory, and buyers are still shopping for the better homes!

Wow! 25% increase in value over last year.  That is some improvement.  Here in Western North Carolina we have seen an increase in sells but property values are not increase.  They remain at a three year low.

I used to live in North Glen.  We went to church in Westminster so I know the territory well though I expect it has changed dramatically over the last 25 years.

Roy and Allen, the increases have helped us pull some of the negative equity homes into a positive, yet, we still have a shortage of GOOD inventory.  Too many sellers are trying to capture the increase with over priced values, and we are seeing price reductions as we did a couple years ago.

Joan, this slow down is always the trend, with summer vacations and NOW with those planning back to school actvities, it will continue until after Labor Day!!

Morning Wayne / Jean, we having noticed in the last 30 days that inventory is starting to hang around longer than what was happening in March-June.  I think some brokers and sellers got caught up with the quick changing market and values, they over priced to capitalize on those changes, and NOW we see some price reductions!!

George, with all the activity in May and June, our July ended up as the highest in History for closed transactions, just really crazy.  Yet, I have really noticed a slow down since mid-July, so we shall see if the trend continues with closed transactions, or if this was just a spurt for the 2nd Qtr.
