Brookeville, MD Market Report: January - June 2013

36 homes sold in Brookeville, MD during the first half of 2013. The average list price was $596,502 and the average SOLD price $584,226 which is a big increase compared to the same time-frame a year ago but still below peak levels when we saw the average sold price well in the 700s.

Brookeville, MD has such a diverse Real Estate market however - ranging from mid-range homes to historic properties to high-end luxury estate homes - thus an up-and-down in average SOLD price is not unusual ... the more luxury estate homes sell, the higher the average sold price and vice versa.

The average DOMP (days-on-market-property) was 90 days for the first 6 months of 2013 compared to 66 in 2013 and 155 in 2009. Buyer traffic and demand was clearly lower in 2009 (about half the number of properties sold during the first 6 months that year) but the average sold price was higher.

2606 Triadelphia Lake Rd was the highest sale in Brookeville, MD thus far this year. It sold in April for $1,000,000 even and was a bank-owned property!

The Brookville Knolls subdivision had the most sales activity: 12 homes sold for an average price of $424,658 after an average of 46 days on the market.
