You asked.... What does Pending mean in the Maui MLS?
Real estate terminology varies from region to region and we all have different terms for the status of a listing in the MLS. Once a house for sale has an accepted purchase contract, the status needs to change from Active to Pending.
There are two types of Pending in our MLS...
Pending Continue to Show - this means they are continuing to show the house and take back up offers. Many times a property will "fall out of escrow" for many reasons, including the buyer backing out due to condition, issues with the sellers disclosure, lack of funding, etc. These properties will show up in a search for active listings.
Pending Do Not Show - this means they are not showing the property or taking back up offers because they are very confident it will close. These ones don't show up in a search for active listings.
Often times it changes from Pending Continue to Show to Pending Do Not Show a few days before closing, once all contingencies have been met.
